Ask the owner directly: what is your home resort and use year? The answer should be specific. A legitimate DVC owner knows this immediately because it is fundamental to how their contract works.

Ask for Proof of Membership

A DVC owner can show you their membership by logging into their Disney account and showing the active contract details: resort name, number of points, use year, and expiration date. A screenshot of the membership dashboard is sufficient. You are looking for a contract that is current, has enough points for your stay, and matches the home resort they told you about.

Request a Written Contract Before Paying

Every legitimate DVC rental should be backed by a written contract signed by both parties before any money is exchanged. The contract should specify:

Verify the Payment Structure

After the contract is signed, look at how you are being asked to pay. If the owner wants Zelle, Venmo, PayPal Friends and Family, or wire transfer, push back and ask about escrow.

Check Their History and References

A new account with no posting history that appears specifically to offer a rental is a red flag worth taking seriously. For any rental arranged through a community (a Facebook group, DISboards, or a DVC rental forum), check how long the owner has been a member and whether other renters have dealt with them before.

Trust the Confirmation Number

Once the owner claims to have booked the reservation, ask for the Disney confirmation number. Then call Disney directly or log into My Disney Experience and verify the reservation yourself. You should be able to see the correct resort, room category, dates, and your name on the reservation.
